Agreeing to these terms

These terms cover your use of this website and any work you ask Keystone Santa Maria Concrete & Masonry to do. By browsing the site, calling us, sending the contact form or accepting an estimate, you agree to them.

If a signed written contract for your job says something different from these terms, the contract controls for that job. If you don't agree with these terms, please don't use the site, and talk to us before any work is scheduled.

The work we do

Keystone Santa Maria Concrete & Masonry is a masonry contractor in Santa Maria, CA, and we also do concrete work. That covers foundation repair, chimney and fireplace work, brick and block walls, retaining walls, pavers, walkways, stone veneer, outdoor kitchens and repointing, which means replacing worn mortar joints. We work in Santa Maria and the cities around it.

The scope of your job is whatever your written estimate or contract describes, and nothing more. Anything you want added after that is handled as a change, described below. You can read more about our crew on our About page.

Information on this website

What you read on our home page and service pages is general information about masonry and concrete work. It isn't a quote, an inspection or advice about your particular property, because we can't judge a wall, a chimney or a foundation without seeing it.

We try to keep the site accurate and current, but we don't promise it is complete or free of mistakes, and we can change or remove content at any time. Links to outside sites are there for your convenience, and we don't control or answer for those sites.

Estimates and pricing

We give free estimates at your property, with no pressure and no obligation. An estimate is based on what we can see and measure that day, plus what you tell us about the job.

Masonry and concrete work often shows its real condition only once it's opened up. Rotted footings, broken drain lines, soft soil, hidden rebar problems or damaged brick behind a veneer can change what the job needs. When that happens, we stop, show you what we found and explain the options before doing extra work.

Changes to the scope, whether you ask for them or the site calls for them, are agreed in writing before we do the added work, with the added cost stated. Unless your estimate says otherwise, it stays good for the period written on it, because material prices and our schedule change over time.

Permits, inspections, engineering, material upgrades and haul-off are included only if your estimate lists them.

Scheduling, weather and cancellation

We give you a start date and an expected length for the job when you accept the estimate. Those dates are our best plan, not a promise, because rain, wind, material delays, inspection timing and conditions found on site can push them back.

Mortar, grout and concrete need the right weather to cure properly, so we will reschedule rather than pour or lay up in conditions that would weaken the work. We'll tell you as soon as we know a date needs to move.

If you need to cancel or reschedule, call us as early as you can. You may have cancellation rights under California law, and your contract will explain them. If you cancel after we've ordered special materials or started work, you may owe for materials that can't be returned and for work already done, as your contract describes.

Payment

Your contract lists the price, any deposit, the payment schedule and the payment methods we accept. Any deposit and progress payments will follow California law for home improvement work.

On larger jobs, payments are usually tied to stages of finished work, so you're paying for what's been done. The final payment is due when the work in the contract is complete.

If a payment is late, we may pause work until it's caught up. Unpaid balances can be collected through the remedies California law gives contractors, including a lien on the property where the work was done.

Our guarantee and what it doesn't cover

We stand behind our work, and we want you satisfied with it. Any written warranty for your job, including what it covers and for how long, is stated in your contract. If you see a problem with our work, call us and we'll come look at it.

Masonry and concrete are natural materials, so some things are normal and aren't defects. These include small hairline cracks in concrete, slight color differences between new and old brick or mortar, efflorescence, which is the white powder salts leave on masonry, and natural variation in stone.

Our warranty doesn't cover damage from soil movement, earthquakes, flooding, poor drainage we didn't install, tree roots, vehicles heavier than the work was built for, misuse, lack of upkeep, or repairs made by someone else. Manufacturers' warranties on products like pavers, veneer or fireplace units come from those makers, and we'll pass along what we receive.

Apart from any written warranty in your contract, and to the extent California law allows, we make no other warranties about the work or this website, stated or implied.

Limits on our liability

To the extent California law allows, Keystone Santa Maria Concrete & Masonry is not responsible for indirect, incidental or consequential losses, such as lost rent, lost use of part of your property or the cost of staying elsewhere, arising from the work or from this website.

To the extent California law allows, our total liability for any claim about a job is limited to the amount you paid us for that job. Nothing in these terms limits liability that the law doesn't let us limit.

Your part of the job

We ask you to give our crew safe access to the work area, keep children and pets clear while we work, and tell us about anything we should know, such as buried lines, sprinkler pipes, septic systems, property line questions or past repairs.

You're responsible for confirming where your property lines are when a wall or slab is close to them. We call to have public utilities marked before we dig, but private lines like sprinklers or yard lighting are often unmarked, so please point them out.

Resolving disagreements

If something isn't right, call us first at (805) 268-7499 or reach us through our Contact page. Most problems get settled quickly once we're both looking at the same wall or slab.

If we can't work it out between us, we both agree to try mediation in good faith before going to court, unless the claim belongs in small claims court. Nothing here takes away rights you have under California law, including the right to file a complaint with the state's contractor licensing board.

Governing law

These terms and any work we do are governed by the laws of the State of California. Any court case about them will be handled in the courts that serve Santa Barbara County, unless the law requires a different place.

If any part of these terms is found unenforceable, the rest still applies.

Changes to these terms

We may update these terms from time to time, and the version posted on this page is the one that applies. Changes don't affect a contract you've already signed, because that job runs on the terms in place when you signed it.

Using the site or hiring us after a change means you accept the updated terms.

Questions about these terms

If anything here is unclear, ask before you sign. Call (805) 268-7499 or use our Contact page, and we respond within 1 business day.
