The brick repair work we take on
Repointing worn joints
We clear out mortar that's crumbling, sandy or sunk back from the brick face and pack in fresh mortar, so the wall sheds water again.
Cracks and damp spots
Hairline cracks, gaps where brick meets mortar and white powder that keeps coming back usually point to water getting in, so we trace it before patching.
Does my brick wall need repair or just new mortar?
Brick repair in Santa Maria usually means repointing, where we clear the worn mortar out of the joints and pack in new mortar, so the brick you already have stays in place and the wall keeps water out.
Most walls I look at have sound brick and tired joints, so the real question is how much mortar has failed and why. The price moves with how many joints need work, how deep the wear goes, how high or tight the wall is to reach, and whether soft older brick means slower hand work. The schedule turns on dry weather for the new mortar to set and on whether the city wants a permit first. After I've seen your wall, my written estimate lays out the work it needs.
Brick repair, mortar and the cause behind it
Every job starts with me working out what actually failed and why, so we fix the cause, keep the sound brick and mortar, and don't sell you work your wall doesn't need.
Mortar or brick
I sort out whether the trouble is in the mortar or the brick itself, because good brick stays in place and we replace only what has failed.
Find the water first
We find what keeps the joints wet, like sprinklers, downspouts or soil against a retaining wall, so the repair isn't fighting water.
Rake out and repoint
We clear out only the failed mortar down to sound material and pack in fresh mortar, tooled to match the joints beside it.
Protect and clean up
We cover your driveway pavers, walks and plantings while we work, then wash the brick down before any mortar smears can set.

Brick repair questions we hear
How do I know if my brick mortar needs repointing?
Your mortar needs repointing when the joints have worn back more than 1/4 inch from the brick face, crumble when touched, have holes in them, or show hairline cracks or gaps between the brick and the mortar. You can check for all of these yourself before you call a mason. Send me photos of what you find and I'll tell you what it means.
Do cracks in brick mortar have to be fixed right away?
Not always, because cavity walls, brick with an air gap behind it, and brick veneer over a framed wall can handle the bit of extra moisture a minor crack lets in. What matters more is whether the wear is spreading or damp is showing up inside. If yours can wait, I'll tell you so.
How long does mortar last on a brick house?
Mortar joints typically last more than 25 years, depending on how exposed the wall is and what mortar was used, while the brick itself may well go past 100 years. That makes repointing ordinary upkeep over a wall's life, not a sign your brick is giving out.
Why does mortar strength matter when repointing brick?
New mortar has to be equal to or weaker than the original in how much load it takes before it crushes, because stronger mortar can make the face of the brick break off, which masons call spalling. A brick trade group generally recommends Type N for modern brick and keeps Type K, the weakest, for historic masonry. Ask any mason which type they plan to use on your wall and why.
How much does brick repair cost in Santa Maria?
Brick repair cost comes down to how much mortar has to come out, how deep the wear goes and how hard the wall is to reach. Soft older brick that needs careful hand work takes longer, and a permit adds a step. After I've looked at your wall, you get a written outline of the work.
What is the best way to repoint old or soft brick?
On older or soft brick, taking the old mortar out with hand chisels is slow work but in most cases the least risky for the brick, according to preservation guidance. Power saws and grinders are faster and more common, but in unskilled hands they can wreck soft brick. If your house has old brick, ask how the mortar will come out before you hire anyone.

Driveway pavers
If your driveway is cracked or sinking, pavers on a packed base give you a surface where a damaged section can be lifted and reset.

Brick repair permits and rules in Santa Maria
I won't guess whether your brick repair needs a permit, because the city's Building Division decides whether a project has the permits it needs, and its permit staff can give you a fee estimate and your property's permit history. Downtown properties and zoning questions go to the Planning Division instead. When a job needs a permit, we handle it with the building office for your address and build to the approved plans, and if it's unclear, we check with that office before we start. California's exemption for minor work without a license tops out at $1,000, and it only applies when the job can't need a permit and the person has no one working for them, so a job with a permit or a crew calls for a licensed contractor. Any change to your contract has to be in writing, easy to read and state your right to cancel.
Around Santa Maria we mostly see brick on chimneys, planters, garden walls and front steps, much of it on houses old enough that the mortar is due, so we check how soft the brick is before deciding how the old mortar comes out. We see the same kinds of brick on jobs in Orcutt and Nipomo, and in the other cities around them.
